Challenges

Redevelopment Project is quite different from a construction project. It is full of uncertainties, risks and challenges. Mainly the rather long “Project Formulation Phase” and the unorganized nature of working of CHS (Co-operative Housing Societies) make it very complex. Therefore, if not handled carefully and professionally, it may fail. Some of its common challenges are as follows:

− Client being a CHS, many decisions must be taken by majority consensus. The members being mostly laymen with no prior experience, their apprehensions, fears, and lack of mutual trust can pose hurdles in taking decisions.
− Involves extensive contractual and legal documentation
− It is susceptible to frequently changing development policies and market conditions
− Lack of necessary insight, experience and professional approach by the PMC
− Greed, unscrupulous approach or vested interests by agencies involved


Despite these challenges, Mumbai has already witnessed many successful Redevelopment Projects which have established the potential of this model.
